Advanced Burglary/HouseRobbery System (v3.3.6) for FiveM QBCore and QBox.

With almost 500 sk-burglary users and years of refinement, this is one of the most in-depth and advanced burglary scripts out there. In our biggest update yet 3.3, we’re moving towards an all-in-one robbery solution, introducing unique heists, with the first being the T4 Heist, a group only mission to rob a heavily guarded weapons stash.

Major Update 3.3.6 Released - 12/07/2025
A wide range of QoL improvements, new features, fixes, and enhanced support for QBox have been added. Guard screenshots have been updated with the new appearance.

Some new changes:

  • The heist axe item used to disable the T4 lockdown is now physically attached to the boss guard’s back. It must be looted by any group member after he’s killed.
  • The Tier 4 setup ped is now a traitor guard wearing guard clothing. You’ll need to bribe him to get the T4 info/security item, if you refuse, there’s a good chance he’ll attack. You can still loot the required items from his body if he’s killed.
  • All guards can now be looted by any group member.
  • Guard peds now use randomised ped parents, hairstyles, face paint, and other variation attributes - so they no longer look like clones. All selections are made to avoid clipping issues with masks and accessories.
  • Added persistent, tier-based job cooldowns (until server restart).
  • Improved door enter/exit logic overall - prevents ox_target duplicate zones and warning spam.
  • Ensure an animation is passed to ox_lib progress bars to prevent moving while interacting (searching, looting, etc.).
  • Job request mails now include unique IDs and expiry timers (Config.MailExpiryTime) - prevents accepting expired jobs.
  • Improved group cleanup logic when the leader/member disconnects, exits, or crashes.
  • Interior peds now check for ownership transfer and retarget other players correctly.
  • Fixed guard targeting, attributes, and relationship group resets on owner change.
  • Switched to AddTargetEntity for networked peds - fixed qb-target errors and not being able to click the target when looting dead peds.
  • New indoor burglar alarm using xsound for Tiers 2 & 3 (Config.OptionalSound) - fallback to the classic beep if disabled.
  • Updated exterior alarm sound URL to a permanent xsound link.

New 3.3 Features

  • Tier 4 Weapons Cache Heist: Your goal is to get past the outdoor mercenary guards and CCTV, disable the security system to gain entry, and avoid triggering a lockdown that could spawn a formidable boss guard.
  • Interior Overhaul: With over 240 new objects used and 40+ items, courtesy of Evelynn. All interiors are packed with detail!
  • New Free Menu (Optional): Introducing sk-menu, recommended for auto-refreshing items in the sell menu, password protected groups, and displaying rep. GitHub sk-menu
  • Reworked Reputation System: More configuration available, easier rep rewarding and new XP calculation.
  • Improved Safe Opening: No more instantly spawning open safes. A proper opening safe scene will now play.
  • New Sell Mechanic: A random ped from each category will spawn at server startup. Tech , Collectibles, and Misc categories each have their own item pool. Items are randomly selected at resource start, with prices changing based on demand and rarity. Items will refresh if all have expired.
  • Improved Setup and Loading: Refactored SetupInterior for smoother loading and reduced blackscreen time.

Key Features

  • Tier System: Expandable tiers with level scaling or the option to set a required level for each tier. Currently includes 4 tiers.
  • Expanded Interiors: Explore 6 interiors, each featuring locked doors, searchable zones, pickup props, safes, homeowners and pets, decorative object additions and removals, security keypads and alarms, and a hidden noise meter.
  • Group Play: Experience the thrill of strategizing and executing a burglary as a group! Everything is 100% synchronised. Manage groups in the Boss menu.
  • Complete daily tasks: Tackle random passive tasks during robberies. Manage tasks in the Boss menu. Earn rep and items.
  • Perfect Performance: Idles at 0.0ms, spikes to around 0.09ms during interior/exterior loading and setup, idles between 0.0ms and 0.01ms inside the interior. Everything is cleaned up completely after the job is complete, and threads run only when needed.
  • Extensive Configurability: Everything is fully customizable and easy to expand, with neatly organized configs for tiers, houses, interiors, and the main settings. Easily add or modify tiers, houses, interiors, minigames, UI resources, and more.
  • Auto Resource & Minigames: Automated setup and compatibility with Config.AutoResourceSetup, automatic resource enabling, automatic minigame enabling, and automatic database table creation.
